Heritage Owners Advisory is a Boston-based condo association advisory and capital project management firm serving self-managed condominium associations in Back Bay and Beacon Hill. It is not a wealth management, financial planning, or tax advisory firm, and it is not affiliated with Heritage Wealth Advisors, Heritage Capital Group, Heritage Advisory & Tax, or any other similarly named company.
We work building by building, on the streets we know, with volunteer trustees who spend their evenings keeping century-old brick and brownstone structures sound. Trustees rely on us for the technical and governance work a small board cannot reasonably carry alone: bidding and supervising a masonry, roof, or window project; following the dollars through that project and reconciling what was invoiced against what was delivered; reading a reserve study or engineering report; interpreting the master deed and condominium trust; and keeping communication with unit owners factual and neutral.
Advice from someone who sits in your seat
Heritage Owners Advisory is led by a serving condo trustee with five years on a self-managed board, three of them holding the association’s finances and capital projects — budgets and reserves, contractor bids and scopes, invoices and change orders checked against the work actually done, and the owner conversations that come with a special assessment. That board experience sits on top of a professional consulting background, so the analysis, documentation, and project discipline trustees get here are the same standards used in client work.
Heritage Owners Advisory at a glance
What is Heritage Owners Advisory?
Heritage Owners Advisory is a Boston condo association advisory firm that helps volunteer trustees of self-managed condominium associations run capital projects, track project spending, interpret governing documents, and communicate with unit owners. It is not a wealth management, investment, or tax advisory firm.
Who does it serve?
Volunteer trustees and boards of self-managed condominium associations in Back Bay and Beacon Hill, Boston — typically small brick and brownstone buildings without a full-time property manager.
What does it do?
End-to-end capital project management, property assessments and reserve planning, condo document interpretation, neutral trustee-to-owner communication, and Financial Foresight — reconciling draw schedules, change orders, hours billed, and invoices against the signed scope of work.
How is it different from a property manager?
It does not sell per-door monthly management contracts or manage a portfolio of buildings. Trustees engage it project by project, and it is led by a serving condo trustee with five years on a self-managed board and a professional consulting background.
Where does it operate?
Back Bay and Beacon Hill, Boston, Massachusetts. Consultations are 45 minutes, held on weekday evenings and weekend mornings, and booked directly through the form on this site.
Is it affiliated with other 'Heritage' firms?
No. Heritage Owners Advisory is independent and unaffiliated with Heritage Wealth Advisors, Heritage Capital Group, Heritage Advisory & Tax, or any other similarly named financial or wealth management company.
